Flex Rent Reviews and the New Flex Rent Fees for Splitting Your Rent
Flex pays your full rent to the landlord on the due date and lets you repay it in two parts, using a line of credit from Lead Bank or Column N.A. Under its current pricing you pay a $5.99 monthly membership, a 0.5% processing fee on the whole rent and a split fee of up to 3% of the amount you push to the second payment. On $1,400 rent with $700 split, that is $33.99 a month, or $407.88 a year. Flex can report on-time rent to Equifax, Experian and TransUnion, but only with rent reporting turned on, and only on-time months. It helps cash flow and a thin file. It does nothing about late payments or collections already on your report, which is the part CreditPal explains.

Flex figures were read on 14 October 2026 from getflex.com (the homepage and the Flex Rent page, including the fee box and legal footer) and from Flex's help center articles on Flex Rent cost, the membership fee, the processing and split fee, the previous rates, cancelling and credit reporting. The monthly and yearly totals on this page are our arithmetic from those published fees, not figures Flex quotes. Other rows come from each provider's own site as last checked by CreditPal. Prices in this category move, so confirm in each app before you pay. CreditPal is not affiliated with any service listed here, earns nothing if you choose one, and does not report rent.
How much does Flex rent cost?
Flex's help center lists three fees on current pricing. A $5.99 monthly membership, which "keeps your Flex account active" and includes rent reporting. A processing fee of 0.5% of your total rent, charged with the first payment. And a split fee of up to 3% of the amount you borrow for the second payment. Paying Flex with a credit card adds 2.5%, and your card issuer may treat it as a cash advance on top of that.
Flex's own example uses $1,400 rent split in half. You pay $712.99 on the due date ($700 plus the $7 processing fee and the $5.99 membership) and $721 by the end of the month ($700 plus a $21 split fee). That is $33.99 a month, or $407.88 over a year if you split every month. Split $500 instead and the month costs $27.99. Split $300 and it costs $21.99.
Two details catch people. The split fee is set when your first payment is collected and "cannot be reduced with early repayment," so paying the second half early saves nothing. And the membership runs every month the line of credit is open, "regardless of whether you split rent." Turning off autopay does not stop it. A year of membership alone is $71.88 even if you never split.
Why Flex rent fees changed and who now pays more
If you searched for Flex rent fees changing, this is why. Flex keeps a help article for customers still on "previous rates": a membership of up to $14.99 a month, a 1% bill payment fee on the total rent, and a $3 monthly property passthrough fee at select properties. There was no split fee. On $1,400 rent that old plan cost $28.99 a month, or $31.99 with the passthrough fee.
The new plan lowers the fixed part and charges for borrowing instead. On $1,400 rent it is $12.99 a month plus 3% of whatever you split. Run the numbers and the new pricing is cheaper only while you split less than about $533 a month ($633 if you were paying the passthrough fee). Split the full half, $700, and the new plan costs $33.99, about $5 a month more than before. Renters who lean on Flex the most are the ones whose bill went up.
Flex says your exact rates "depend on your pricing plan and are shown in the app," and the bill-splitting product notes that bills connected before June 24, 2026 keep their original pricing. Open the fee screen in the app before your next first payment, because that is when the split fee locks for the month.
What Flex costs as a loan
Flex describes its charges as fees, not interest, and does not publish an APR on these pages. It is still borrowing. Borrowing $700 for up to a month for a $21 split fee is 3% a month, which works out to about 36% a year before anything else. Count the membership and processing fee that come with it and the $33.99 month is 4.9% of the $700 borrowed, or roughly 58% annualized. Borrow less and the fixed fees weigh more: a $300 split costs $21.99, which is 7.3% for the month.
That is our arithmetic, not a rate Flex discloses, and a month-long split is not the same product as a card balance carried for a year. But it is the right comparison if the question is whether to keep using Flex every month. Flex charges no late fees and the balance does not grow, which is a real advantage over a payday loan or an overdraft. For a renter who needs the split once or twice a year, it is a reasonable tool. For one who splits every month, it is a recurring cost of about $400 a year.
Does Flex report to credit bureaus?
Yes, with conditions. Flex's help center says rent reporting is "an optional feature included in your Rent membership" that reports on-time rent to TransUnion, Experian and Equifax, and that you find it on your report as a "Flex Finance" account under the subscriber "Flex." It also says rent reporting "is offered to Flex members who split their rent" and "is not always available" for people who signed up to pay full rent in one payment through Flex.
The site is less consistent than the help center. The rent page FAQ says on-time payments "are reported to Equifax, Experian, and TransUnion." The legal footer on the same page says positive rent history and information about your loan "may be reported to one or more national credit bureaus." Check all three of your reports at annualcreditreport.com after two or three months rather than assuming.
The best part is the policy on bad months. Flex says that before July 2024 the Flex Rent product "reported all payment history, both good and bad," and that it now reports only on-time rent payments, and "will never report anything but on-time payments." Older reviews that warn Flex can add a late payment to your file describe the old policy. Flex also notes you may see a small dip when the new account is first added.
Will Flex raise your credit score?
It can, for the right file, and Flex is careful not to promise it. Its help center says the reporting feeds factors used in VantageScore 3.0 and 4.0, and that rent reporting "doesn't guarantee a change in your score right away." That model list matters. Rent tradelines count in VantageScore and in FICO Score 9 and 10. FICO Score 8, still the most common score in card and auto decisions, does not read rental data, and neither do FICO Scores 2, 4 and 5, which most mortgage lenders still pull.
So a Flex tradeline can lift the VantageScore in a free app and leave the score your lender uses where it was. If credit history is the only reason you use Flex, a reporting-only service is cheaper: Boom is $60 a year and Credit Rent Boost is $49 a year, against $71.88 for the Flex membership alone. Our rent reporting services comparison prices every option side by side.
Flex rent reviews and what renters actually get
The product does what it says. Flex sends the full rent to the landlord on the due date, so the property sees a normal on-time payment, and it "works wherever you rent," so your building does not need to partner with Flex. You pick the second payment date and can move it before month end. Flex says there are no late fees and no penalties from Flex. The app store ratings Flex quotes are its own marketing, so we do not repeat them.
The complaints in public reviews cluster around three things, and Flex's own help pages explain each. Fees that keep charging: the membership bills every month the line is open, split or not. Losing access: your previous month's membership must be paid before the next rent cycle closes, and a missed payment can suspend the line of credit. And the limit: Flex sets it from your credit report, bank data and payment history, and its help center says you "can't request an increase directly."
Cancelling is free but has a deadline. Flex says to cancel "at least 2 business days before the end of the month" to avoid the next membership fee or having Flex submit your rent, and that any unpaid balance is still due. Deleting your data is a separate, permanent step, after which you "will not be able to reapply."
Where CreditPal fits
CreditPal answers the question before you pay $5.99 a month, or about $400 a year with splits, partly for the credit history: would a rent tradeline move the score your lender is going to pull? It connects read-only, explains in plain English which factors are costing you the most points, and lets you simulate adding a rent tradeline against the score version a lender uses before you sign up for anything. If the real drag is a collection, a late payment or a card balance near its limit, it tells you that instead. From $7 a month. CreditPal does not report rent, does not lend and does not file disputes.
If your rent is billed by the property with a reporting fee already attached, read our Rent Plus fee review first. If your property manager invited you to a paid reporting subscription, our RentTrack review covers that model.

Questions people ask before they buy
How much does Flex rent cost?
On current pricing Flex charges a $5.99 monthly membership, a 0.5% processing fee on your total rent and a split fee of up to 3% of the amount you borrow for the second payment. On $1,400 rent with $700 split, that is $33.99 a month. Paying with a credit card adds 2.5%.
Why did my Flex rent fee change?
Flex moved from a membership of up to $14.99 a month plus a 1% bill payment fee to $5.99 plus 0.5% and a split fee of up to 3% of the amount borrowed. On $1,400 rent the new plan is cheaper if you split under about $533 a month and more expensive if you split the full half.
Is Flex rent legit?
Yes. Flex is a New York financial technology company whose lines of credit and payments are provided by Lead Bank and Column N.A., both Members FDIC, and it lists NMLS licenses for its brokering and servicing companies. Read the fees in the app before your first payment, because the split fee locks then.
Does Flex report to all three credit bureaus?
Flex says rent reporting goes to TransUnion, Experian and Equifax as a "Flex Finance" account, for members who split rent and turn the feature on. Since July 2024 it reports on-time payments only. Its legal footer says "one or more" bureaus, so check all three reports.
Does Flex charge you if you do not split rent?
Yes. The $5.99 membership is charged every month your Flex Rent line of credit is active, even in months you pay rent in full. Flex's fee table shows no processing or split fee in a month you do not split. Turning off autopay does not stop the membership.
How do I cancel Flex rent?
In the app, go to Settings, then Membership, then Cancel account. Flex charges no cancellation fee, but your line of credit closes and any unpaid balance is still due. Cancel at least 2 business days before the end of the month to avoid the next fee.
Does Flex hurt your credit?
Flex says applying does not affect your credit score, and it now reports only on-time rent. You may see a small dip when the new account first appears. Missing a Flex payment can suspend your line of credit and access to future splits.
