AppFolio does not report rent to the credit bureaus itself. If your landlord uses AppFolio and you see a rent reporting charge, it comes from a partner, most often RentPlus by Rent Dynamics, which AppFolio lists as an integration. Your property manager picks the partner and the price, so the cost and the number of bureaus depend on your building, and you can check both before you keep paying.

We read AppFolio's Rent Dynamics partner page, the RentPlus FAQ and resident pages, and Boom's help center article on AppFolio setup on 29 October 2026. CreditPal is a credit coaching tool. We do not report rent, we earn nothing from AppFolio or any rent reporting company, and nobody pays us when you subscribe to anything.

Does AppFolio report rent payments to credit bureaus?

Not on its own. AppFolio Property Manager is the software your landlord uses to collect rent, track leases and run the resident portal. We found no AppFolio resident rent reporting product with its own price or its own bureau feed. What exists is a set of integrations. AppFolio's partner page for Rent Dynamics says AppFolio Property Manager and RentPlus "aim to improve the rental experience through a suite of financial tools and rent reporting to build credit," and describes the mechanics: "Rent Dynamics automatically populates unit and resident information from AppFolio" and then, once eligibility is confirmed, "data is pulled from AppFolio to determine if they are current with rent payments."

The same page says payments are shared "to all three credit bureaus." That is the marketing line. The RentPlus FAQ is narrower, and we come back to it below. The practical point is that the reporting company is a third party, so its terms, not AppFolio's, decide what you pay and what lands on your file.

How much does AppFolio rent reporting cost?

There is no AppFolio price, because AppFolio is not the seller. When the service is RentPlus, which Entrata owns (see our Entrata rent reporting and lawsuit review), the company says only that it "usually" appears as "a lease or amenity charge" and that "the cost varies depending on your property management company." The provider rate card our RentPlus fee review covers lists $9.95 per resident per month at conventional properties, with $3 of that returned to the property, and $6.95 at affordable properties. Residents report seeing $8.95 to $14.95 on statements, which are complaints rather than quoted prices.

At $9.95 a month the charge is $119.40 a year. The number that matters is the one on your own ledger, so open the resident portal, find the line that reads rent reporting, credit reporting or RentPlus, and read the amount and the lease addendum behind it.

Which credit bureaus get your AppFolio rent payments?

It depends on the contract between the reporting company and your property manager. AppFolio's page says all three bureaus. The RentPlus FAQ answers the specific question differently: "We report your rent payments to either Experian, Equifax, or TransUnion, or all three depending on the contract we have set up with your property management company." Nothing on your statement says which version you have.

It matters because a lender pulls specific bureaus. A mortgage lender uses all three, while a card issuer or auto lender often pulls one. A tradeline on a bureau nobody pulls helps nothing. Pull your free reports at annualcreditreport.com two to three months after the first charge appears and see which files list a rent account. If only one does, you know what you are paying for.

Is the RentPlus fee on AppFolio worth paying?

It is worth it in a narrow case: you have a thin file, your next lender uses a score model that reads rent, and the charge is low or the building bundles it with something you use. Rent data is ignored by FICO Score 8 and the older mortgage scores, which are still what many card issuers, auto lenders and mortgage lenders pull. VantageScore 3.0 and 4.0 and FICO 9 and 10 do read it.

It is a poor deal when a score model that ignores rent is the one that matters to you, or when your score is low for reasons rent cannot touch, such as high card balances or a collection. It is also poor value when you can get the same reporting for less. Zillow's CreditClimb is $20 a year, and Bilt is free if you pay rent through Bilt, as we cover in our Zillow rent reporting review and Bilt rent reporting review. Your property manager only controls the charge on your lease, not your right to report rent some other way.

To test before you pay, CreditPal reads your credit read-only, shows which factors are holding your score down, and lets you add a rent tradeline in the credit score simulator to see whether it would move the score your lender pulls. If it would not, you know the fee is money you can redirect.

Can I opt out of rent reporting on AppFolio?

Often yes, but it is set by your lease. Many buildings add rent reporting as a lease or amenity charge, and residents often complain that it arrives bundled into the lease rather than offered as a choice. Read the addendum, then ask your property manager in writing whether the charge is optional and how to remove it. In California, AB 2747 requires landlords with 16 or more units to offer positive rent reporting, and caps the tenant fee at $10 a month or actual cost if lower, but check that against the current text and your own lease.

Months already reported stay on your file as positive history. Ending the charge stops new months from being added. If you stop right before a loan application, the tradeline stops growing while the lender is looking, so time it away from a mortgage or auto purchase.

Does AppFolio rent reporting include past rent?

When RentPlus is the partner, its materials say it back-reports up to 24 months of rent on your current lease automatically. We cannot confirm that your building turns that on, since the settings belong to the property manager. Ask before you pay, and check your reports after the first cycle to see how many months appear.

Boom, the AppFolio integration that does not need your landlord's contract

Boom is the other name you will meet. Its help center says plainly, "Boom does not yet have a direct integration with AppFolio," and describes a "lite" setup instead: the property manager builds a custom report in AppFolio's Report Builder from the Tenant Directory, emails it to Boom, and schedules it monthly. Boom's own consumer price is $5 a month plus $25 for past rent, which we cover in our Boom rent reporting review. Whether your manager has set that up is their decision, so you may see Boom, RentPlus or neither.

If you own the building and use AppFolio

AppFolio's partner page pitches RentPlus to managers as new revenue. Rent Dynamics' rate card returns $3 per resident per month to the property, and a charge that shows up on every statement is easy to resent. Smaller landlords sometimes weigh the whole stack against property management software with a flat price instead of per unit before they commit to the stack.

Is AppFolio rent reporting legit?

Yes. The reporting is real and goes through the partner to the bureaus, and AppFolio publishes the integration. What you should check is the part its pages leave open: how many bureaus your contract covers, what the charge is, and whether you can opt out. If the answers are one bureau and $9.95, a free or $20 a year option will usually serve you better.
